Spring has a reputation as the prime selling season, with more buyers, more open homes and more energy in the market. And there’s some truth to that. But more buyers also means more competition from other sellers. When stock levels rise, your property is one of many.

It comes down to supply and demand
The best time to sell isn’t necessarily the busiest time, it’s when there are fewer properties competing for a strong pool of motivated buyers.
At the moment, stock levels across the Bayside and greater Brisbane region are relatively low. That means buyers have fewer options, which tends to keep prices firm and reduce the time properties sit on the market. It’s a window, and like most windows, it won’t stay open indefinitely.
Who’s actively buying right now?
There are three distinct groups of buyers in the market at the moment, and each one has a real reason to move.
Buyers who missed out earlier in the year
These are people who were ready to buy in late 2024 or early 2025, made offers and got pipped at the post. They’re still pre-approved, still motivated and don’t want to miss out again. A well-presented property coming to market now will get their full attention.
Buyers who’ve recently sold
The first quarter of the year saw solid sales activity. Many of those sellers are now buyers themselves, cashed up, under time pressure and actively looking. They need somewhere to go. That urgency works in your favour!
Buyers wanting to settle before the 30th June
The end of the financial year is a genuine driver for investors and some owner-occupiers. Whether it’s depreciation, capital gains considerations or simply wanting the paperwork sorted before EOFY, there’s a group of buyers with a hard deadline in mind. That kind of motivation doesn’t show up in spring.
What changes when spring arrives?
When the market heats up with new stock in September and October, buyers can afford to be selective. They compare more, negotiate harder and take longer to commit. That can translate to longer days on market and, in some cases, softer prices.
Selling before that shift means your property faces less competition for the buyers who are already active and ready to move.

To be clear, not every property or personal situation suits a sale right now. There are plenty of valid reasons to wait, and we’d always rather give you an honest picture than push you into a decision that’s not right for you.
